Previn Court granted year extension on Angus draft plan

Clauriz Construction Inc (Previn Court Homes) has secured an additional
year extension on its draft plan approved 177 unit subdivision on
Centre Street in Angus.
Set to expire on Oct.
15th, council voted last night to grant the requested additional year
to Oct. 15, 2013, the 5th since 2008, and has been draft plan approved
and tying up servicing allocation in Angus since 1994.
The proposal is to build out in two phases and includes 67 singles, 72
semis and 38 townhomes, a stormwater management block, two open space
blocks
and one 6 m access block.
"Since the release of the Provincial Growth Plan, Essa has been limited
in terms of growth, however, there are no other developers pressuring
for additional growth allocation in Angus at present (or in recent
years)," according to Manager of Planning Colleen Healey's report to
council last night. "This developer has already constructed works
associated with this plan and has worked with the Township in a
cooperative fashion on a few issues including the construction of a new
baseball diamond and erecting privacy fencing for neighbours."
Ward 1 councillor Keith White said he was fine with extending the draft
plan for one more year, but suggested the Township be prepared to
tackle anything further after that.
"I'd like to maybe if they come back to us again, I'd like us to
consider what other options are available as far as or what the
ramifications are if we were to not grant further extension," said Mr.
White, "the pros
and the cons to Essa Township."
Planning staff was directed to prepare a report detailing how other
municipalities have handled perpetual requests to extend draft plan
approvals.
