Essa Township has approved the site plan agreement that will guide the
redevelopment of Baxter Gas Station located at 6802 Cty Rd 10.
The only gas station outside Angus and Thornton in Essa will close
during its reconstruction. Work includes four
new fuel pump islands with an overhead canopy, and provisions
included for a future propane dispensing tank, a vacuum and air
station.
According to the site plan, "The existing concrete pads, pump island
and underground fuel tanks will be removed and the existing deck and
stairs will be rebuilt on the upper level of the existing building
containing an apartment, to ensure a safer fire exit in compliance with
all Fire and Building Codes. As well, the existing propane storage tank
(10,000 litre tank} will be removed and proper approvals from the TSSA
and the local Fire Department must be obtained prior to replacement.
The existing entrance off of County Road 10 will be closed with a new
entrance to be opened, subject to the approval of the County of Simcoe."
The estimated cost of site work is $182,620, of which $84,333 is for
paving, sidewalk, and curbs.
The deal obligates the numbered company to begin work within six weeks
of the agreement signed - Feb. 6 - and the work must be completed
within 24 months.
